What We're Doing

This project is a refurbishment and extension of a flint-and-brick cottage, designed to make the house more sustainable, flexible and suitable for multigenerational living. The aim is to simplify the confusing layout, improve circulation and create a clear, generous kitchen and social space that becomes the heart of the home. The plan will allow the house to work comfortably for two people during the week and expand to host the wider family on weekends and holidays.

Future-proofing is central: the ground floor can accommodate a bedroom and wet room if needed, and the overall layout will be rationalised to support long-term, accessible living. A new utility or mud room with direct garden access will handle the practicalities of daily use.

Materials

The design is guided by the existing flint, brick, lime and clay-tile construction, with reference to SPAB and Historic England principles. Materials will be breathable, robust and easy to maintain, aligning with the cottage’s character. Leaded windows, painted timber joinery and simple, durable finishes will form a coherent palette.

Character

The desired atmosphere is a balance of cosy and calm, with enough openness in the circulation to avoid the cramped feeling of the existing layout. Interiors will reflect the cottage’s rural character without becoming minimalist, drawing on natural textures and materials.

Light & Flow

The current house feels dark and enclosed. The design will introduce clearer routes, better-aligned openings and improved connections to both courtyards. Small, strategic adjustments to windows and doors will bring more daylight into the plan and strengthen the relationship with the garden.

Craftsmanship

Although unlisted, the cottage will be treated with the care of a historic building. New interventions will be modest, well-crafted and sympathetic to the existing fabric. Joinery and stair elements will be repaired or redesigned where needed, and a potential new garden structure will replace the outdated office while respecting the material language of the house.

Identity and Contact Data from publicly available sources such as Companies House and the electoral register.

International transfers

Although Studio Can23 is based in the UK, some third-party providers, cloud services or analytics platforms may operate servers or subcontractors outside the UK and EEA.  Whenever transferring your personal data out of the UK or EEA, we ensure a similar degree of protection is afforded to it as under UK GDPR by ensuring at least one of the following safeguards is implemented:

  • We will only transfer your personal data to countries that have been deemed to provide an adequate level of protection for personal data.
  • Where we use certain service providers located outside the UK or EEA we use specific contracts approved by the UK which give personal data the same protection it has in the UK and EEA.

Data security
All information you provide to us is stored on our secure servers located in the UK or EEA. Once we have received your information, we will use strict procedures and security features to try to prevent your personal data from being accidentally lost, used or accessed in an unauthorised way.

We have put in place procedures to deal with any suspected personal data breach and will notify you and any applicable regulator when we are legally required to do so.


Data retention

By law we have to keep basic information about our customers (including Contact, Identity, Financial and Transaction Data) for six years after they cease being customers for tax purposes.

Once we no longer have a legal right to hold your personal data, we will delete or, in some circumstances, we will anonymise your personal data (so that it can no longer be associated with you) for research or statistical purposes, in which case we may use this information indefinitely without further notice to you.
